Happy New Year to you! Can't believe January is over and we are now in February! If you haven't heard, my daughter has graduated college with her business and marketing degree and has decided to join me in real estate. I feel super blessed to be able to have her by my side. Bryson, Jax and Ryder are doing well and excited for all the adventures on our bucket list for 2022. Chasing waterfalls is on our list!

Kauai Real Estate Market in 2021 was challenging.

Median prices increased in for single family homes, condo and land.

It was a tough year for Buyers as they were faced with competing against multiple offers.

Inventory remained low in all areas of the island, which made it favorable for Sellers. It was very common for Sellers to receive multiple offers and the steadily increasing high prices surprised many of us!

Although median prices have gone up, interest rates have remained low making it a good time for Buyers.

Should I wait for prices to come down or should I buy now?

Talks of increases in interest rates may reduce buying power making it more difficult for Buyers.

No one knows exactly what the future has in store. But housing experts say that in 2022, buyers can expect similar trends to the past two years: elevated prices, low inventory and fast turnaround.
